So what are Primary/Offplan properties?

Primary properties or even Offplan properties are bought directly from the Property Developer and you are the Primary Buyer of these units. Usually, these are the ones that are brand new and more exciting to buy since it comes with a host of amenities that may not be available in the market currently as the stock could be much older. It could be the highly attractive rate with the potential to grow, or the payment plan which is so affordable, or maybe you just love to buy it all ‘Brand New’-no used business…the reasons are many!

Some of the Primary properties are even ready and come with affordable payment plans direct from the developer. You don’t need to go through the hassles of getting a mortgage, nor does it involve a qualification process. In Off-plan properties, the construction has not been completed. Whereas in some cases, the construction might not have even begun, hence the term ‘Off-plan’. It’s a big market in the UAE because of the attractive ‘early-bird’ prices and sound investor protection laws for residents and foreign buyers alike. Sales Process

One of the reasons why so many investors, especially International investors, prefer to buy Primary/Offplan property is because the whole process doesn’t involve much time! Unlike a Resale transaction which could take 2-8 weeks, buying property from the developer usually takes just a few days!

Okay! So, you like that cool Beach villa and wish to make it yours! After we check the latest availability and if it’s still available, the first step is to book the property. It usually involves a booking deposit amount to be paid to the Property developer along with your Passport copy and your Emirates id(in case of a Resident buyer). The Reservation form is signed, and the property is booked for you, thereby removing it from the general availability list. The developer prepares two originals of the Sale and Purchase Agreement(SPA) for your signatures and one original is returned to you with the Developer stamp and signatures. It is important to note that the Reservation form or the SPA must NOT be signed if you notice any deviation or errors in your details or the property details.
